Tenants should be aware that the following fees will apply when renting a property through Swans Estate Agents

  • * Prior to commencement of the tenancy
  • * Administration fee: £150 plus VAT (£180) per property
  • * Referencing fee: £70 plus VAT (£84) per adult tenant
  • * Guarantor referencing: £70 plus VAT (£84) per guarantor if applicable
  • * Security Deposit: This will depend on the Landlord’s conditions but typically this is equivalent to six weeks’ rent
  • * First month’s rent: As stated in your tenancy agreement
  • * Additional occupant fees
  • * Additional pet deposit fees

At the end of your tenancy

  • * Check-out fee: If the Landlord has paid for a check-in report you will be required to pay the costs of the check-out report. You will be advised of this when the tenancy commences, the cost of the check-out will be dependent on the size of the property and whether it is let furnished or unfurnished
  • * Tenancy renewal fee: £100 plus VAT (£120) per additional fixed term
